Structural alterations need Building Regs sign-off and sometimes engineer calculations. We coordinate trusted local professionals — you only deal with us.

Build phase

We work in a logical order — structural first, then first fix, plastering, second fix, finishing. You get updates throughout, and a clean site at the end of every day.

Can we live in the house during a renovation?
For room-by-room work, usually yes — we seal off the work area and keep disruption contained. For whole-home renovations it depends on scale; we'll give you an honest answer at the quote stage rather than a convenient one.
How long does a whole-house renovation take?
A typical 3-bed whole-home renovation runs 8–16 weeks depending on structural work involved. Single rooms are usually 1–3 weeks. We give you a realistic timeline upfront and stick to it.
We're buying a doer-upper — can you look before we complete?
Yes — we regularly do pre-purchase walk-rounds with buyers to flag likely costs before they commit. For anything structural or invasive (lifting floorboards, opening walls) you'll need the seller's permission, and a RICS survey is still worth having alongside our practical view.
Can you deal with damp?
Yes — but properly, which means finding the cause first. Most "rising damp" turns out to be a leaking gutter, bridged damp course, or condensation. We diagnose before we treat, so you don't pay for work that doesn't fix the problem.
Do you renovate period and listed properties?
Period properties yes, regularly — and we work with conservation-experienced architects where needed. Listed buildings need consent for most alterations; we'll be upfront about what that involves before you commit to anything.
