Frequently asked questions.

Questions we get a lot, organised so you can find what matters. If you don't see your question, get in touch and we'll answer it.

General

General

What areas do you cover?
Exeter, Exmouth, Topsham, Cullompton, Tiverton and all surrounding Devon areas. We can travel further for the right project — just ask.
What sizes of job do you take on?
Anything from small interior works (a single media wall, a fence replacement) right up to full extensions, whole-home renovations and new builds. We're particularly happy to take on smaller jobs for repeat clients.
Who actually does the work?
Tom and Mark — both of us. Every job is worked on by us directly. We don't sub out work to crews you don't know.
Are you insured?
Yes — fully insured for public liability. Insurance details available in any quote we send.

Costs & Pricing

Costs & Pricing

How do you quote?
Free site visit first, then a written quote with materials and labour itemised. No vague verbal estimates and no quoting sight-unseen.
Do I have to pay upfront?
For larger projects we use stage payments tied to milestones — typically a deposit on commencement, then payments at agreed stages. No big lump sums upfront.
Are your quotes fixed?
Yes — once we've quoted, the price is fixed unless you change the scope or we discover something genuinely unforeseeable (rare). Anything unexpected, we discuss with you before doing extra work.
Do you offer payment plans?
We work on stage payments rather than long-term finance. If you need finance, we can recommend independent options — but we don't push these.
Why are your quotes sometimes higher than the cheapest?
Because we don't cut corners on the parts you can't see — sub-base, fixings, weatherproofing, fasteners. Cheap builders save money there; we don't. Visit our Pricing page for more detail.

Process & Timescales

Process & Timescales

How long does a typical extension take?
Single-storey extensions: 8-12 weeks. Double-storey: 12-16 weeks. Loft conversions: 6-10 weeks. We give you a realistic timeline upfront.
How long is a kitchen fit-out?
Typically 2-3 weeks from strip-out to finish. You're without a working kitchen for that period — we do everything we can to minimise the disruption.
How long does a driveway take?
Block-paved drives: 5-10 days depending on size. Resin: slightly quicker once the base is set. Tarmac: 3-7 days. Bigger if levels need adjusting or drainage needs work.
How quickly can you start?
Depends on workload — currently booking 2-6 weeks ahead for smaller jobs, 2-4 months for major projects. We'll be honest about timescales at quote stage.
Do you work weekends?
For larger jobs we work Monday-Saturday by default. We can be flexible if you prefer reduced disruption.

Planning & Permissions

Planning & Permissions

Do I need planning permission for an extension?
Many extensions fall under 'permitted development' and don't need formal planning. We'll help you understand which category yours falls into, and handle applications if needed.
Will you handle the architect?
Yes — we work with trusted local architects and structural engineers. You only deal with us, we coordinate the rest.
What about Building Regulations?
All work is built to current Building Regs standards. We coordinate inspections and provide certificates on completion.
Do I need permission for a new driveway?
Driveways over 5m² with non-permeable surfacing may need permission. We help with the application if needed. New driveway entrances need a dropped kerb licence from the council.

Quality & Materials

Quality & Materials

Can I choose my own materials?
Yes — many clients choose their own kitchen units, tiles, fittings. We can also recommend suppliers at every budget point if you'd prefer us to handle it.
Do you provide a guarantee?
All workmanship is guaranteed for 12 months from completion. We are happy to discuss extended cover for major structural work.
What happens if something goes wrong?
We come back and put it right. We're local, we live here, we have to live with our reputation. Snagging gets fixed.
Why do you use concrete posts for fencing?
Timber posts rot at ground level within 5-10 years. Concrete posts last decades. The marginal extra cost is a fraction of replacing the whole fence twice.

After the job

After the job

Do you tidy up?
Yes — we leave the site clean at the end of every day, and a thorough final clean on completion. No leftover bags of cement or offcuts.
What about waste disposal?
All waste removed from site as part of the job. We're responsible for proper disposal — you don't deal with it.
Will you come back if something fails?
Yes — within the guarantee period, and within reason after. We have to live with our work, so we want it right.

A word from us

Your home deserves to be done once, and done properly.

Most jobs we get called to fix were done cheaply by someone who didn't care. Let us do it right the first time — no shortcuts, no surprises, just proper building work that lasts.
