Our approach
Anyone giving you a firm price for an extension or kitchen without seeing the property is either guessing or padding by 30% so they're never under. We don't do either.
What we will do, before any quote, is come out, measure up, look at the existing structure, talk through what you actually want, and identify anything that might affect the price. Free site visit, no obligation.
Then you get a written quote with everything itemised — materials, labour, timescale, and any reasonable contingencies. If something needs additional info (architect drawings, structural calcs), we'll flag that upfront.
The reality
A 30m² kitchen extension can cost £40k or £120k depending on choices. Here's what moves the number.
Kitchen units, tiles, flooring, fittings, glazing — your specification can double the total. We're happy to recommend suppliers at every budget point.
Old houses sometimes have unexpected complications — dodgy foundations, asbestos, problematic drainage. We factor in reasonable contingencies and flag risks honestly.
Tight access, no parking, restricted hours — all add days and cost. Sometimes a simple-looking job has tricky logistics that bump the price.
Some projects need formal permissions and certified drawings. We coordinate with trusted local architects and structural engineers — you only deal with us.
Cheap builders save money where you can't see it — sub-base, fixings, weatherproofing. We don't. Our quotes are sometimes higher than the cheapest you'll find, and we'll explain why.
Rushed jobs cost more (overtime, weekends). If your timeline is flexible, you may save. If it's tight, we'll be honest about whether we can deliver in your window.
